How the tenant demand count is calculated

Most demand reports in commercial real estate are built from historical transactions — what leased last year, in which submarket, at what rent. That tells you where tenants have already been. It does not tell you who is looking right now.

Sytes works the other way around. Tenants and tenant rep brokers create an expansion campaign describing what they need: the markets they are entering, the type of site, the space size, and the positions that work for their format. When you run a report on your address, we match it against every one of those open campaigns and return how many of them your property could satisfy.

Because the criteria are stated by the tenant rather than inferred from past deals, a match means someone is actively searching for a property like yours today. Campaigns that have been closed or filled drop out of the count automatically, so the number reflects live demand at the moment you search.

Coverage follows the tenants on the platform, which spans national retail, restaurant, medical, fitness, and industrial brands expanding across US markets. A zero result means no open campaign matches that address right now — not that the market is inactive. Demand shifts week to week as new expansion plans launch.

From tenants and tenant rep brokers who created expansion campaigns on Sytes. Each campaign states the markets they are targeting, the type of site they need, and their space requirements. Nothing is scraped or inferred.

An expansion campaign that is currently open on Sytes and whose stated criteria match your address — the right market, the right site type, and a space requirement your property can accommodate. Closed or fulfilled campaigns are excluded.

Any commercial property: retail pads, shopping centre space, freestanding buildings, industrial sites, and raw land slated for development. If you can enter the address, you can check demand for it.

It is live. The report runs against the campaigns that are open at the moment you search, so a tenant who launched a search this morning is included in the count.

No. Running a report is private and anonymous. Tenants are only notified when you choose to engage with them after creating an account.
