I've heard some pretty unbelievable stories over the years where "you wouldn't believe what happened at this property" is followed by something truly unbelievable.

Spend enough time around commercial real estate and eventually you'll realize that the lease is rarely the strangest thing happening inside a building.

I've heard some pretty unbelievable stories over the years, particularly around the Miami market, where "you wouldn't believe what happened at this property" is usually followed by something that you absolutely would not believe. Some are funny, some are genuinely bizarre, and a few are good reminders that a landlord can do all the paperwork in the world and still have no idea what is happening behind the front door.

Here are ten of the wildest I've heard.

1. A live tiger in a warehouse

The property was leased as ordinary storage space, which made the discovery during a fire inspection particularly surprising. There was, in fact, a tiger living inside. Animal control and police got involved, and the tenant's lease ended rather abruptly.

2. Employees secretly living in the office

One office tenant apparently decided that commercial space was good enough for residential purposes, building out hidden bedrooms, showers, and kitchens behind temporary walls. There were multiple occupants living there, despite the property having absolutely no residential zoning.

3. A warehouse secretly converted into a massive grow operation

This one eventually became difficult to hide. The operation required an enormous amount of electricity, including illegal electrical hookups, while humidity from the facility caused extensive damage throughout the warehouse. The operation was finally discovered after the power demand became so extreme that transformers started blowing.

4. A nail salon running a speakeasy

During business hours, it was a nail salon. After hours, apparently, it was a very different establishment. Alcohol was served to an invite-only crowd, with the operation concealed behind cabinetry, until noise complaints eventually brought enough attention to the property to expose what was happening.

5. An office suite that was actually a chemical lab

The tenant presented itself as a technology startup, but the space contained hazardous materials and lab-grade ventilation that had never been properly permitted. It's one thing to discover that your tenant has been using an office differently than expected. It's another to discover that you're apparently hosting an unlicensed laboratory.

6. A tenant paying rent but never showing up

This one was particularly strange because, from the landlord's perspective, everything appeared fine. Rent arrived on time, but there were no employees, no signage, and blacked-out windows. Eventually, the tenant was flagged as a suspected laundering operation.

7. A forklift through a load-bearing wall

A tenant apparently decided the warehouse could use a little more open space and attempted to create it with a forklift. Unfortunately, the wall in question was load-bearing. A structural engineer arrived, took one look at the situation, and put an immediate stop to the renovation.

8. A warehouse turned into an illegal nightclub

Somewhere along the way, a warehouse acquired a DJ booth, a bar, and cash-only admission. The landlord didn't exactly discover the nightclub through a formal tenant update. The first clue was apparently a collection of noise complaints coming in around 2 a.m.

9. Millions of dollars in inventory abandoned overnight

One tenant disappeared and left behind an entire warehouse full of inventory. What followed wasn't a simple cleanup operation. Determining who actually owned the abandoned goods, dealing with liens, and resolving the resulting legal issues took years.

10. Rent offered in a racehorse

This might be my favorite. A tenant who was short on cash proposed transferring ownership of a thoroughbred as partial payment for rent. It wasn't a joke or a hypothetical. Someone actually sat down and had a conversation about whether a racehorse could satisfy a commercial lease obligation.

Stories like these are entertaining, but they also illustrate something important about owning commercial real estate: due diligence doesn't necessarily end when the lease gets signed.

You can review financials, negotiate guarantees, investigate the business, and carefully document the lease, but eventually you still have to know what's happening inside the property. Regular inspections, clear use restrictions, appropriate insurance requirements, and a good relationship with your tenants can go a long way toward preventing unpleasant surprises.

And, depending on the market, it probably doesn't hurt to make sure your lease specifically addresses exotic animals.
